The Challenge

Intrax was recently engaged by a homeowner who was experiencing structural damage to his property. The suspected cause was a large neighbouring tree; however, despite visible deterioration to the home and surrounding infrastructure, council approval for removal had proven difficult to obtain.
The homeowner required clear, evidence-based engineering advice to identify the root cause of the damage and support a formal application to council. This is where the Intrax forensic division exemplifies professionalism and expertise.
Our Approach
Intrax’s Forensic team undertook a detailed forensic engineering investigation to assess the extent and cause of the damage. Our assessment included:
- Examination of structural movement in the house footings
- Analysis of cracking to internal and external walls
- Inspection of damage to external pavement
- Investigation of underground services
During the investigation, our engineers identified invasive tree roots as the primary contributor to the observed pavement damage, in addition to the drying effects of the tree roots upon the reactive clay foundation soils causing footing movement and other associated damage. Notably, we also discovered a crushed stormwater pipe directly impacted by root intrusion. This proved to be an important finding that further substantiated the link between the tree and the property damage.
Key Findings
Our forensic engineering report confirmed that:
- The neighbouring tree was directly responsible for structural movement of the house footings
- This movement resulted in cracking to the dwelling and damage to external pavements
- Invasive roots had crushed an underground stormwater pipe, exacerbating the issue
These findings were documented in a clear and exhaustive manner which was supported with engineering analysis. This helped to provide the council with the technical clarity required to assess the removal application.
The Outcome
The forensic engineering report played a critical role in securing council approval for the tree’s removal. In fact, council officers advised the homeowner that the submission was “one of the best reports they had received”.
Following approval, the problematic tree was removed, providing relief and a well-earned resolution for the homeowner and preventing further damage to the property.
